If you are planning to purchase one of the Roselle homes for sale or are looking at one of the many Chicago properties that are currently listed, you should consider having a home inspection completed as part of your purchase contract.  A home inspection is performed by a qualified professional who examines the home’s physical structure and systems - - everything from the roof all the way down to the home’s foundation.  A home inspection report is then prepared to tell the potential buyer what problems or issues that were found during the inspection. 

Typically, a home inspector will check the heating and cooling system in the home, the electrical systems and the plumbing.  He will also inspect the roof to check for damage and to determine approximately how much longer the roof will last before it must be replaced.  The foundation is examined for cracks or other problems and the basement will be inspected for cracks, leaks or other issues.  Almost every area of the home will be thoroughly inspected to determine if any of the systems or the structure is in need of repair.  The inspector will include this information in his report along with his recommendations of items that should be repaired or replaced before the home is sold.  You do not need to attend the home inspection; however, you may want to be there so that you can get the inspector’s thoughts and feelings firsthand.

Once you have the home inspection report, you and your realtor should review the report thoroughly and note any repairs that you want to address with the seller.  Prioritize the repairs and issues from the most important to the least important and decide which ones are deal breakers.   Most purchase contracts will require the seller to make repairs up to a pre-determined amount; therefore, the seller may or may not make all of the repairs on your list.  The seller can choose to break the contract rather than make all of the repairs you are requesting pursuant to the home inspection.  However, you should list all of the repairs, in order of priority, in an attempt to have the seller make as many repairs as possible.  You also have the option to break the purchase contract if the home inspection shows substantial damages or repairs are required.
